Marketing & Sales Update: September 2021
With the way lot sales are tracking and the number of houses under construction, we’ll have a thriving, bustling community in no time. As I am about to publish this on 2 September, we have nine residential lots still available for sale across Stages 2 and 3. Clusters 1A, 1B, 1C and 2B are now sold out. Hurrah!
Despite one of the wettest winters in living memory in this region, we’ve still been taking out plenty of prospective buyers on private site tours (from the comfort of a car) and fielding numerous enquiries. Given that these are driven almost entirely by word of mouth, we thank you for spreading Ecovillage joy to your friends and families. Apart from making us feel good (and reducing our need for advertising), the fact that people are “finding” us organically and are captivated by the Ecovillage concept means that our buyers are aligned with Ecovillage values and are actively seeking a sustainable lifestyle. There’s no better way to form a caring community of like-minded people.
In July, our ballot application sales process for premium lots in gorgeous Cluster 3B saw 13 out of 19 lots snapped up within days. It’s an incredible result that reflects the value people can see in our beautiful ‘boodja’.

We’re on the cusp of releasing 27 new lots in Cluster 3A to the market in September and will have pricing and plans soon. We have eager buyers already looking ahead to lots in Stage 4, but we’re a way off yet. Civil works (roads, drainage and services) are due to start this spring and we are still working our way through the subdivision process. Depending on the rate of lot sales, we estimate Stage 4 will be released in the first quarter of 2022 and will start taking lot reservations then.
Short Stay lot sales debut in Stage 3
The first row of 15 Short Stay / Residential lots (denoted in brown on the Master Plan) will be released for sale in around November as a complete House & Land Package. These flexible 360sqm lots (similar in size to our Groupies) are zoned ‘Residential with an Additional Use’, which means they can be used as long term residential (owner occupied or rental), short stay accommodation and holiday homes.
They’re located between Cluster 3A and the agricultural lots to the north and are not part of a cluster and, as such, do not have EUA gardens or access to a communal battery. However, they are a perfect holiday home or investment property and will include all the same sustainability features as other homes in the Ecovillage. Our design team is working with an architectural firm to create a range of house designs specifically for these lots, which we will then offer for sale as a complete off-the-plan House & Land product.

Interest grows in the Commercial and Agricultural lots
We’ve quietly started taking expressions of interest from buyers on the 14 commercial and 16 agricultural lots within the Ecovillage. We’ve started the subdivision process and will be confirming individual pricing for these lots soon.
For now, our pricing estimates are around $300/sqm including GST for the commercial lots (most of which are around 1,000sqm in size). We have been fielding enquiries from health professionals, including a GP clinic, pharmacy and multi-disciplinary wellness centre, as well as a café and yoga centre, bakery and kombucha brewery. We’re thrilled to report that the Carbon Farming Foundation has confirmed it will site its national headquarters on the corner of Wolghine Avenue. The ambition of this newly formed charity is to rapidly scale carbon sequestration and greenhouse gas emission reduction activities in the Australian food and agriculture sector.
Our agricultural lots are around 1ha in size and will be available to Ecovillage residents to buy for roughly $150,000 including GST, which includes 3-phase power, fencing and water to the gate. We have had interest from people looking to grow truffles, intensive vegetable crops, citrus orchards, food forests and hops, among things. Wouldn’t it be incredible if one day we could drink Ecovillage beer brewed in our own micro-brewery pub made from locally grown hops!
